We decided to sell a 4-plex on a large lot and received proposals from a number of agents. Charles’ was the best and most complete in terms of a comprehensive plan that included pre-marketing followed by listing on MLS with scheduled viewing dates and a deadline to receive bids. His proposal was also the best in terms of providing floor plans with measurements for all units and the photos were excellent.
Charles recommended a listing price that was intended to be slightly aggressive but still generate multiple offers. We received 5 very clean and reasonable offers following 2 days of viewings, and the property sold over list.

Charles Zhang is a person I had met previously at social events, but had no experience with professionally, and I was blown away! Charles’ calm and confident demeanor, mixed with his charm and knowledge made working with Charles a very enjoyable experience for my fiance and I. From the very first conversation I had with Julie, she LISTENED! Both to what I said and what I didn’t say. She asked insightful questions and probed for the information she needed to gather a complete picture of our housing and community needs. So we are moving from Waterloo, Ontario to Calgary at the end of this month and are very new to the area. I still travel back and forth each week and stay downtown during the week. As such, it was very difficult for me to view any houses as I worked during the day and had no vehicle to go to showings. We had another realtor that we started with who we dropped very quickly. When it came to viewings, she would meet me there and told us about the train schedules. This to me wasn’t service. Then we met Julie. The first thing we noticed about Julie was her willingness to help. She has picked me and my wife up for every engagement – from evening showings, a day of house hunting, viewings, second viewing, etc. And these viewings were out in areas such as Cochrane – so a good 1/2 hr trip each way. Julie is also knowledgeable about the area. We had no idea of the different areas and which would work with us. She sat down and went through each of the area and surrounding cities with us. Brought us the opportunities within each area and which would be best based on what we were looking for. We felt very comfortable, knowing that although we may not know each area and what they have to offer, she did. That was a big leap of trust considering the move we were making. Julie made that leap more like a step. Julie is always available and attentive. Anytime we had questions, her responses were very prompt. If I wasn’t able to reach her and left a voicemail, we always had a returned call promptly. I remember emails that were being sent out at crazy times of the night responding to our questions. I always felt like we were her most important client. Julie also has a great supporting staff. I remember hearing how Jacob (our 12 year old son) would be having hour conversations in the back seat while Julie was showing my wife a different house. Again, it felt like having a team of people there for you and you only. It was quite refreshing.
