As a former realtor and appraiser, I know I’m a hard client to please. I’ve known Julie from the industry for over 15 years and I wouldn’t pick anyone else. Despite Jason knowing another realtor, she made it very easy to convince him to work with her by helping him understand the process, market and by providing sound advice.

She’s knowledgeable, diligent and extremely personable. She goes above and beyond to meet needs and does everything she can for her clients. Her marketing material is the best I’ve ever seen in the industry. There’s a reason she’s been so successful year after year.

Julie Vesuwalla was fantastic in helping us to purchase our home. She listened to our priorities and used her local knowledge to help us narrow in on a neighbourhood. We were selling a property in the US which complicated our situation – Julie made sure to work with us to allow enough of a buffer in our timeline to prevent complications.

Overall, Julie was a wonderful agent to work with. I had a great time looking at properties with her, and when it was time to put in an offer her expertise allowed us to get our perfect home at a reasonable price, with a contract that met our needs.

Calgary Real Estate Market Outlook 2021

We know that our buyers and sellers have anxiously been waiting for the Calgary Real Estate Board to release their market forecast for this year.  We just received the 2021 Real Estate Market forecast for Calgary and the Greater Area fresh off the press and wanted you to be the first to hear about it!


Overall, it was very positive news. Prices in Calgary are projected to improve by over 1% in 2021, and Calgary property sales are forecasted to improve by nearly 5%. Growth in supply is expected to offset some of the gains in sales, pushing our market to the upper bounds of balanced conditions and slowing price recovery. The momentum from last year’s strong finish to the year is expected to continue this year supported by historically low lending rates and lower supply in the detached, semi-detached and attached markets.

Surviving 2020 as a First Year Calgary Realtor in a Global Pandemic

Well now that the year is over and a lot of us are glad to put it behind us, I have been getting asked the question, “how was 2020 for you?”

All I can say is that is one loaded question. 2020 was a year that began with hopes, dreams, and big aspirations for my first official year as a real estate associate in Calgary. Then out of nowhere, COVID happened and all our lives were essentially put-on hold by the pandemic. I was deep in to strategizing and implementing my business plan to track out my new career path. I was unimaginably excited to be following my heart and my life-long passion. I was eager to finally have my opportunity to contribute to my household financially after being a stay-at-home mom raising my 2 kids for 5 years. As much as I loved being home, I was ready to take on the world. I had obtained my license, found the perfect Real Estate Brokerage (Century 21 Bamber Realty Ltd.) and the Team (Home Sweet Home Team) that was the right fit for me. I instantly felt at home with my new team and how they understood my balancing act as both a mother and a Realtor as I carved out my new career but then just like that, we were locked down……

Calgary Real Estate Market Update October 2020

Despite the pandemic, Calgary’s Real Estate Market’s hot streak continued in October! Substantial increases were experienced in the detached home sector, which contributed to total October sales improving 23% over last year.

The gain in citywide residential sales outpaced the growth in new listings, supporting tighter market conditions and improving prices. Increased sales and buyer demand have been supported by historically low lending rates and prices that are lower than several years ago.

Benchmark prices have trended up over the past 4 months and were slightly higher than last October. On a year-to-date basis, prices are one per cent lower than last year’s levels.

CALGARY REAL ESTATE MARKET UPDATE AUGUST 2020

As we move in to the Fall Real Estate Market, August was another relatively stable month compared to last year. There was an increase in sales year over year in the detached home and row sectors.

We’re optimistic this bounce back activity will carry through to the Fall months.

CALGARY REAL ESTATE MARKET UPDATE JULY 2020

July was another strong month for Calgary’s Real Estate Market. With higher sales for both detached and semi-detached product, July sales totals rose above last year’s levels.

Moving forward it is too early to say things are shifting back to pre-pandemic levels but this gives us optimism for the Fall Market!

June 2020 Calgary Stats

After three months where COVID-19 weighed heavily on the housing market, sales activity in June continued to trend up from the previous month. It was a very active month for Calgary’s Real Estate Market.

Recent price declines, easing mortgage rates and early easing of social restrictions contributed to the better-than-expected sales in the past month.
